What Are Construction Documents?
Construction documents, often called CDs or the permit set, are the final, fully detailed drawings and specifications for a project. They are the set the building department reviews for permit and the set your contractor uses to price and build.
On a full project, the term can also cover contract documents such as the construction agreement, scope of work, schedule, and cost estimate, which the owner and contractor manage together. Black Diamond delivers the design portion, the drawings and specifications. A complete design set typically includes:
- Cover Sheet: Project data, code analysis, and a sheet index.
- Site Plan: Property lines, setbacks, easements, and utility connections.

How Construction Drawings Take a Project From Design to Permit
Most projects move through three phases of drawings. Schematic design sets the layout and look, design development refines materials and systems, and construction documents add the detail needed for permit and construction. Some owners also request a bid set first, so contractors can price the work while final details are completed.
