Black Diamond draws tenant improvement plans for property owners, business owners, and multifamily landlords in Palm Desert, Indio, Palm Springs, and across the Coachella Valley. From medical offices and restaurants to apartment unit renovations, we deliver permit-ready build-out drawings timed to your lease.
A tenant improvement, often called a TI or build-out, is the interior work that customizes a leased space for the people who will use it. It can include new walls and layouts, restrooms, lighting, finishes, and mechanical, electrical, and plumbing changes, all reviewed by the city before construction begins.
For property owners, a tenant improvement keeps the building competitive. Finishes and layouts age, and a refreshed space attracts stronger tenants and holds the value of the property. Multifamily owners use the same approach to renovate apartment units between leases.
For businesses, a build-out turns a generic shell into a space designed around the operation, whether that means exam rooms and patient flow for a medical office or a service counter that draws customers in. The result is a space that works for your team and your customers from opening day.
Commercial projects run on fixed dates: lease commencement, opening day, and investor milestones. Your plans have to satisfy three audiences at once: the contractor who builds the space, the city that approves it, and the customers or residents who use it every day.
Black Diamond understands the full project, from drafting through permitting and construction. We verify existing conditions, plan accessibility, restroom compliance, and life safety, and coordinate MEP sheets into one set. The City of Indio has hired us for its own projects, and plan checkers know our drawings, which helps keep your timeline on track.
Exam rooms, procedure spaces, and patient flow planned around how your practice runs. Our medical office design covers accessibility, plumbing for each room, and the layout your staff and patients need.
Restaurant and retail tenant improvements laid out to move customers and staff smoothly, from kitchens and service counters to display and seating. See our Mami Paletas concept in Palm Desert for a storefront designed to stand out from opening day.
Unit renovations and common-area upgrades that keep a multifamily property competitive. We draw updated layouts, kitchens, baths, and finishes that can repeat across units for consistent pricing and simpler bidding.

Thank you, Black Diamond, for your professionalism and prompt service. You have definitely exceeded my expectations. I will definitely keep doing business with you on my future projects.
God has truly blessed this young man, as he is a very creative designer, both exterior and outdoors. I love that you work with the owner of the company throughout the entire project. I appreciate his hard work and honesty above all. He keeps his word; everything he said he was going to do, he did and beyond! Highly recommend Black Diamond Drafting & Design! God bless!
I used Black Diamond Drafting & Design to help me with my attached ADU build. Enrique came up with different designs to give me an idea of how to lay it all out. Eventually we ended up with a design that we loved, and even though it wasn’t a complicated build, the City of Desert Hot Springs gave us a hard time. I had a bad experience in the past with a designer bailing on me when things got hard, so I was honestly worried about that, but Enrique was there all along the way, contacting the city and the plan checkers until the plans were approved! The plans weren’t cheap, but for all the work Enrique did and him showing up until the end, it was well worth it! It’s hard trusting people in the construction business, but I definitely recommend Enrique’s work.
